You cannot deny the family because of the lead paint either, that's considered discrimination (you're refusing them because they have a kid) and is against the anti-discrimination laws of the state.

I guess it would all depend on the least that you have with that tenant how long they are there for and instead of selling try the Airbnb route to where it might be beneficial to have your expenses paid off faster of course depending on the location as well and considering if your state allows that kind of thing and there's no anti-competition laws or something like that.

Though this appears on my cons list, in the end it’s probably a pro in my pursuit of independence through dependence :) - Anti-simplicity — if I can buy anywhere, then I have limitless options and it turns into a situation prone to analysis paralysis.
