@Jim Witten  I think his concern may be that he could get cut out of the deal if you don't sign a listing agreement with him.I probably wouldn't sign the agreement, but I would sign a letter saying I agree to pay him x% if his client buys my property.Regardless, I wouldn't let this opportunity slip by without checking it out first.

@Brody Veilleux, it sounds like you have 2 issues you want to address not just one.

It's impossible to give a definitive answer on whether you should sell or keep the property without the address and further details but based on the photos alone what I would first suggest is an amenity analysis.

Addressing zoning and land development issues early is crucial to avoid delays.
