I've seen deals where investors accept a deal that's not so hot just to comply with the time frames. 

Since I'm not buying properties in cash (nor willing to accept a commercial rate for a conventional deal) I am doubtful of deeding property to a Holding LLC after close - it seems risky (and wouldn't that pierce the corporate veil already?).

Some tenants have stayed up to six months so it's nice to have the steady income while being able to accept tenants after they leave.

@Justin Rowe My main focus was to find a property with acceptable profit margins, and in a C- or better neighborhood, which at the time was challenging.I ended up buying in the Alta Monte neighborhood.

You'll get rejected a lot but it's getting more likely you'll get one accepted. 

I would check with an appraiser and your municipal zoning officer to determine if they are acceptable.  

If seller is willing to finance 20%, is he willing to accept a subordinated lien or is he insisting on a first lien?
