Consider scheduling showings on one day like a Saturday at 1:00 as to not disrupt the current tenants from packing up and/or disrupting their peaceful use of the property as is their tenant right.And, get a better lease. 

If you take the legal route,  I suggest taking it to small claims court also known as justice of peace court since the amount is under $20k.

Really depends on if you're looking to expand with leverage or if you're looking for cash flow with a little more peace of mind in having some properties fully paid off.There are other strategies as well, selling, seller finance if you want to become the bank.

Total rent accrued to be $20K due.Out of 5 bedrooms in the house, 3 tenants were remaining.  2 agreed to leave peacefully. 

Weekly updates at the minimum sound necessary and would be worth a little bit of extra comp for peace of mind. 

It sounds like a good deal to me, but i agree have a structural engineer do a site inspection, its not much to get peace of mind. 

Not sure if it's the best thing to do for investing but I know it gives me peace of mind coming from LA where the homeless population is massive, rent is high and rising and debt to income ratio is bananas there.

If she is interfering with Tenant B and C's peace and quiet and causing a scene, then that could force them both to move out so by keeping one tenant, you lose two.

Then you will have peace and quiet.
