I have replaced the pump, had a well guy go over and said they are just using to much water, we have not had rain or snow and there is somewhat of a draught....i just dont know the rules on what is a valid reason for breaking a lease and what i have to do...i have done everything i can about the water...

We agreed to this as the owner is very well settled and has lived there for 20+ years and we wanted a smooth transition.Our realtor called last night and the seller is having a major surgery done in the next few days, the seller is asking to reduce rent ( to around $450) in exchange to help manage the property like mowing, adding salt to the softener.I am very against this idea, it was the seller who wrote in the 30days for free and under market rent, which I think is very nice of me to agree to, I do not want the liability of him getting hurt while mowing, shoveling snow and such, also if he does these duties it gives the appearance that he is still in charge of the property and I do not want the other tenants to get that idea.

Anything north and west of Boston is at higher elevations, so they tend to get more snow more frequently.As to rating areas, I believe that's a completely personal judgment call.

I wasn't able to look at the roof in detail because of snow but from what I could tell in the spots that were visible, the roof is old but in decent shape.

Very well maintained and in really great shape.The other two units is owned by a resident whom lives there, and takes care of all the maintenance.All of the maintenance (snow, lawn, common elec, water sewer) is covered by an HOA fee of about $250 per unit.I've discovered that this is an unwarrented property, and there for I wouldn't be able to get typical funding, and would have to look to a private bank or credit union at a higher rate.Basically, If I do move forward with this property.
