As for value, a similar property down the street sold in the mid $800's in Q4 of 2023.Closed in December on a 6-plex in Berkeley with an in place 9 CAP, with 3rd party property management in place.I am in contract on a 4-plex in the Adams point area of Oakland, within walking distance to Whole Foods.

I would recommend an unbiased party (not anyone on the agent’s team, maybe an experienced local investor) do a video walk through of a property you’re considering an offer on if you can’t see it in person.

Two months goes by (not fast service which they advertise) and I begin to receive declined credit card inquires in my mail including one even stating "no third party applicants please apply on your own" so now I'm skeptical ESPECIALLY when I'm assured by Bernie that Seek has a "GREAT relationship" with these lenders.

If it’s illegal activity that’s one thing, but if the sponsor has a recent poor track record - who is to confirm that or verify it without having it third party independently audited - same goes for those good sponsors.

Have all parties initial the section lined through to show they agree to the change.Also, line 3 says the late fee only applies to "Periodic Rent" which shoots you in the foot because there's no provision allowing you to charge late fees on the other charges.Where did you get this form?
