All attempts to contact both tenants at the home have resulted in no one being there and the phone number is disconnected.

Now that date has passed and the phone number we have been using is disconnected.

They don't have the landlord service which default the utilities back to my account after tenants disconnect.

The gutters were replaced 5 years ago per the listing, however they are clogged and the downspouts are disconnected in some locations.

Might explain some of the disconnects between me and my Realtor.

Disconnect the line at the valve and drain the water out.Oh yeah...don't forget to swap out the cookie sheets. 

No electrical main panel can be used as a main panel without a main disconnect where 6 or more devices need to be turn off in order to safely work on the electrical system or turn the electricity off.

@Bob Bowling and @Sajju Shah and @Michael BiggsI think the disconnect is, I think cap rate is a function of noi/purchase price and the value of a property is a function of the cap rate that investors are willing to accept in a given market at a given point of time.Thoughts?

Also, if you get an unwanted caller, you can mark it as spam and the caller will get a "this number has been disconnected" message. 

I understand the turnkeys, but part of me feels a disconnect and I don't necessarily understand what my true property price is, or recognize it as a scam.
