In regards to doubling closing (using transactional funding) how does the escrow/title company close on the 2nd deal on the same day when sometimes it takes until the end of business day to record the deal at county?

So far the American Taxpayer is the proud new owner of about $1.5 trillion worth of MBS (a.ka. dog crap).Here's a little blurb about the Fed discontinuing buying MBS's.Beginning in January 2009, and every single business day since then, the Fed has been buying up Mortgage Backed Securities (in a very non transparent market).

Okay so on my buildings I have a 30 year old building.Next to the door is a 2 pane slider.One of the panes broke from someone attempting to get in to one of the units.From my car audio business days I worked with plexiglass.Much tougher than glass to break and was clear and easy to clean.Was thinking of buying a sheet for 20 bucks and putting in the front as one piece replacing the slider.The slider is next to the front door so it does not need escape access or air flow just to let sun light in the front room.Opinions??

@Anthony Martin Since its a HUD deal, I have 2 business days to send Emd in, I am not positive in being to get a local opinion on ground.

For instance our company collects rent from the 1st-5th (pretty standard), we start processing money as soon is it is available (depending on how a tenant paid it could take 4 business days for ACH/E check to process or 7-11 payment to come through) between we are typically finished paying owners by the 11th of the month (depending on where the days of the week fall).

My leases state that a late fee of 5% is charged if the rent is failed to be paid by the first of the month (unless when the first falls on a weekend or legal holiday in which case it would be due on the next business day) and $5 for each additional day the rent remains unpaid.

I've managed to take at least 1 business day off which may force me to work on saturdays but that's okay, I'm thinking long term now.I'm currently looking for a duplex triplex in Baltimore county, not having too much luck though.
