Needs work but new light floors, paint all that black woodwork to white, privacy fence etc and she could shine.  

The cash flow number is so close to $0, that for the sake of argument let say it is $0 since some months it will dip negative and others will run into the black.

Problem is that they are slightly taller than the plain black tap handles I currently have.

It is different everywhere and it’s always best to read the black and white yourself and then ask questions to the applicable department for clarity.

I know being a new home buidler/seller we would get black balled in a minute if we tried to steal clients from our fellow agents.  

It's 40 sqft of dark black granite, 1.25'' thick, $1700 installed.

@Erik Lee besides posting here on BP to meet other investors, I’d also recommend attending a networking group such as the RI real estate investors group in RI or the Black Diamond REI group in southern Massachusetts.There are several active real estate agents in our area here on BP and I’d expect some to reply to your post or contact you directly.

Anyone who bought then is probably still in the black but not by that much.
