Here's how I do my due diligence:1) Portfolio matching: (takes 30 seconds per deal)a) Have an educated opinion on where I think we are in the real estate cycles (financial and physical market cycles)b) Then and only then do I pick the strategies, capital stack, and specialized asset subclasses that make sense for that opinion.

I have a few reasons for this. 1) We are both self-employed and our income is inconsistent. 2) We don't want to impact our DTI, because we are planning on buying a house hack within the next year or so.We would be open to going up to 6 units for our first property as long as it's within budget.Now that you have some context, is it possible for a rookie to use a DSCR loan on a duplex or triplex?

People probably do this all the time, but skirting the law and subject to red tag if the city finds out. 

Every bank is looking for something different and it changes over time.However, we are not in a BRRRR market anymore, you'd be sailing upwind. 

While we are reading about fun cases, there is a frequent buyer in Texas that just took a case to the SCOTUS, but they declined to hear it. 

Not what we are looking to do and all the MLS listings just don't pan out numbers wise so far.That's awesome that you got some returns on flips and found some buy & holds recently. 

We have located a good parcel of land at a fair price, only issue is it's currently zoned for residential and we are planning to develop a small, 8-unit apartment on it.
