Does anyone have a strong opinion on one versus the other or is there a different platform for online collection that you prefer and why? 

I'm considering 1. selling a property to diversify versus just 2. not buying any more real estate and investing only in Index Funds and Bonds until I get to the asset allocation of 50% real estate 50% equities and bonds, however, because of my substantial equity in R.E. it could take 10-20 years to get to 50-50 without selling a property even if I'm investing 50% of my net income.

What would the mortgage payment be with taxes and insurance included versus your current rent payment? 

What are you asking for it price wise versus the profit margin?

We don't have too many of those but when we find them, they can be great opportunities because as Austin references above, if you buy right, you can sell a little lower when you're ready creating more demand for your property versus the competition. 

There is a difference between a referral to someone in office where you hand it off and not bother them versus you want to partner and want them to train you up and share their knowledge and experience.

It also depends on what type of asset you're investing in (for example, MFH versus storage versus MHP), in what market, what is the investment potential duration, what is a potential value add (if one exists for a deal), whether it is offered via Rule 506 b or c and many more other variables.

But in many cases, it's worth it to lock in 30-year fixed-rate financing versus a commercial loan.

So your dealing with more the outskirts of town lower income versus the run down inner city higher crime areas

Depending on tenant type you are marketing to (national, regional, mom and pop), how much new development is ongoing versus existing vacant space, and box size type will play into how long it takes to lease a space and get rent going.
