The market is hot enough, that you probably won't have to provide a huge discount on your portfolio.An alternative is to vacate all of the units, and try to sell them to end-users (depending where they are in the lease cycle.)

If you aren't short on funds, the answer might just be to do both things -- buy the rate down for $42/mo of improved cashflow, AND do the kitchen upgrade that will allow it to command $50/mo more in rent.

I've seen  a couple articles online about people who have used Quicken Loans "rocket mortgage" and  suggest it is  very good for rates, customer service and being user friendly .Have you used Quicken Loans?
