Unfortunately, the path of least resistance is trash (which can also fill your dumpster for the week upsetting other tenants) so you want to discourage that path and provide alternatives...Also, I require the unit be empty and clean, with one exception, and that is cleaning products which can be left in cabinets under the sinks..

Often books I have read say something along the lines of "make sure you have the little victories along the way, otherwise buying and renting can get boring" Whatever those little victories are.. be it a car, vacation, etc.My main job is a Vice-Principal, and sometimes in this field victories can be slim.

Here, once a property is one year in arrears, notice of Tax Sale is given to the owners and it is scheduled for auction ... so there will be at most 2-years of taxes (past + current) and penalties due.This, however, does not mean the upset price at the auction will only be the tax arrears and penalties (as I discovered this spring).Put a call into the local tax authority and ask them how tax sales are handled.
