so im a new investor and ready to buy my first house. the question i have is that i saved up right around 120k and im thinking if i should just put 20% down on a 500K home and not pay pmi?

I have 2 that we are fixing up right now out of 122 front doors. 

If you're looking on the MLS everything is tightening up right now.

First, spending a little money to get set up right can often greatly reduce the amount of time you have to spend on your properties.

+ we are hoping to keep growing in that area so wanting to get things set up right from the start.

There seems to be alot of these SDIRA companies popping up right now with the stock market hammering peoples IRA's.

I think people underestimate DRIVE.In martial arts we get some people who come in to train with us.When starting out some have natural ability and excel at a faster pace.They also get the big head and become lazy.Eventually they lose drive and quit and go to something new again to stroke their ego.Drive can outlast lazy talent in my opinion any day of the week.Tebow may simply not have found his complete rhythm and confidence yet to let loose.Having drive and discipline instills consistency.Sure you have to have some talent but it's not everything.

If you just set it up right from the beginning it will only need some tweaking at year end.  

My take on it...I'd redo the bathroom and do it up right, not repaint/reglaze.
