Brian,I hate legalese, even when it is supposedly worded correctly no common layman can decipher it.If some act or legislation is aimed at restricting the private investor, then we should just be able to contact our Congressional and Senatorial representatives and in plain language say we are against any law that proposes to regulate the right to sell our possessions in any creative way we can.

And that state regulatory bodies may feel that they can write rules covering wholesaling under their existing enabling legislation.

It's a "too big to fail" industry that's indifferent to anti-landlord and anti-investor legislation ("ok, so we do more loans for primary residence owners, and less for investors, whatever"), adding a layer of safety.

The extent to which you can leverage the ADU laws and new legislation is mind-blowing.

But there's relatively new local legislation that forces landlords to pay a $4500 relocation fee if they fail to renew an agreement of any term--whether monthly or yearly--so the benefit to the landlord of m2m is largely gone.
