I came up with a goal of having one property by the end of the year that cash flows at least $100 a month after all expenses.

I can gauge my own evaluation by looking at recently sold comps, their condition, exact location, etc.

I built an AI Agent that does this, searches google, contacts the vendors, gets availability, gets quotes, handle all back and forth communication, then gets back to me with suggestions, price, reviews and summary of the conversation.So yeah, I am super pumped by AI's application in the field 

If there's anyone else from my neck of the woods, I'm wide open to learning how to navigate this niche.
