The other thing is that if you are "inheriting" Section 8 that is nice, because even though these people are taking handouts (well some abuse the system) Section 8 does a thorough inspection and demand changes that you wouldn't make for yourself even in order to qualify.

@Carlos Urresti I agree with the others that an investor-friendly agent with some time on their hands may be more beneficial than a top agent.There are AZREIA meetings every month that include a market update, guest speaker, vendor trade show, and time for networking.

I also used to stand outside landlord/tenant court and hand out business cards to the landlords fighting with their tenants outside the courtroom - it was definitely entertaining!
