He teaches how to find the deals, close on them, and also brings deals to the group so you can get started as you learn. 

I paid my mentor $5k to teach me everything he knew about creative financing and split my first 2 deals with him. 

I would talk with multiple realtors to find one that is experience in investment real estate and is willing to help teach you the business.
