You're exactly right about cap rate, etc...Probably like dating, it allows you to quickly get to suitable candidates, saving you some time.

I understand that the vacant lot needs to be determined suitable to build on as well as permitting and design approval for my home via the county and also possible construction loan/financing approval.  

I'd run the financials of the rental option side by side with other investment options, weight the softer issues (location, suitability as rental, likelihood of appreciation), then decide.  

My husband and I are frequent visitors and hope to do some investing there in the future.
