I’m not able to personally qualify for cash out refinances.I'm looking to sell my home located in Southwest Florida in a HOA community but want to remain in the home to lease- 3 years or more.Does anyone have experience with this type of program or have any suggestions for me on where to look to get this done.

I had a conversation with a Probate/Estate lawyer and he suggested the following but what he said doesn't quite add up to what I have read so I want to see if I am just not understanding or if I am getting bad gouge.Advice was to create WY LLC that owns all properties, that is then "owned" by a land trust for additional anonymity, that the beneficiary is a regular Trust that owns everything else in my name.

The trust preparer suggested we put our rental properties into the trust as they are currently owned personally. 

Getting an offer accepted and then negotiating a reduction based on the findings from the home inspection and/or appraisal.Offering my agent's commissionI would appreciate any guidance or suggestions to make my offer as respectful and professional as possible.

In a perfect world an assignment (like @Chris Seveney suggested) would be recorded with each transfer of the note but in reality that does not occur.
