Using Lease Options can be a great way to make a fast profit, a long term profit with cash flow, a way to use very little cash (as in little of no cost to you), and to pay a lot of money and have to wait to break even...then hope to profit.The worst way would be to buy the property, then LO it...if you have a choice on how to buy it.The best way would be to do a sandwich LO. 

People who want to get rid of their homes with deferred maintenance want to get out fast and not mess with creative deals like lease option sandwiches etc.
