It's cool to think that someone else has the same idea on sailing the world.

I think that for most people there's really just a few years where you really get the wind behind your sails and make the transition from mid to higher income.

I have seen LLCs named after the address (123 Main St LLC).My father-in-law loved scraping barnacles off of his sail boat and polishing the brass all over the place.

This rent control business has been in place in some areas for quite a while, but as far as I know, it's never been challenged Federally.If it's effect on the Lending Industry could be demonstrated (not as more opportunity for them, but as creating losses for them) it would probably sail through quicker (remember they gave them bailouts in the last downturn, not us).Just my 2 cents.

For newbies or veterans what were the steps you took to get your feet wet and set sailing?

A high school dropout today goes through life with a sign on his back that says he can't function steadily for extended periods of time at the most basic level in the easiest possible environment to sail through.

I owned a multi-unit for a few years and it seemed like smooth sailing.

As long as it is rented we have just rolled with the punch's but we have thrown around the ideas of short sailing it but both of us have good credit and don't want to jeopardize that or take the chance of having leans put on our house. 

Despite the small preventative maintenance and home owning surprises ( hornet nest, leaking AC, sink clogs) it's been pretty smooth sailing, and now I'm itching to get another property.

The ship has sailed on those cheap properties.
