Much more than $500 (including filing fees) and they're taking you for a ride, much less than $500 and you get what you pay for.

Potentially seeing if you can get a couple in a row to do something architecturally interesting with, or just riding it out until the area starts to grow a bit and then finally fixing them up to rent or sell ?

I would just let them ride out their notice, and let them leave.I guess I don't understand why you would be deflated about this situation if the apartment can't be used for a future tenant anyway.

I downloaded some BP podcasts and listened to them on the car ride while the kids slept.

We had some hail damage on the rental from that storm that came through a few weeks ago, need to see how that pans out.
