In my case, I have residential rentals in one LLC, commercial properties in another, self storage in a third, and my real estate company operates in a fourth.

Minimum qualifications that I typically look for with tenants are a 600-620 credit score, need to be making at least 2.5-3x the monthly rent in combined income (verify their employment by making a call/googling), and I don't like to see any previous evictions/certain felonies for background check.

What documents do they require, what credit scores do they allow, how do they verify previous rental history, etc.?

Your plan is overkill, as previously stated, and will significantly increase your taxes if you try to refinance properties held in a C corporation.
