Murder and drug possession are two very different charges though, and I doubt it would be that easy for you. 

I imagine in really high-end units you would not say anything and let them do their thing, but some of these gross 1500 or 2,000 a month.They're airing out the smell of drugs and cigarettes of course so you won't know they were smoking dope and cigs in your place.

You can also ask for proof of prescription from the health provider.

They are not getting rained on or snowed on during the building process and you can drug test your employees at the factory, vs. a job site contractor.

After 13 great experiences in 3 units, I had 2 CNA tenants trash a unit in 3 months, left evidence of drug use, smoked in the unit, had an unapproved pet poop and pee on carpets and in the bed, damaged or stole several items and shorted me on the last month's rent. 

Hope you're not using the old name.....I don't see an issue unless the guy murdered folks in there or ran drugs out of it, but even that should float away in the time you stated.What was the reputation you think is killing your deals?

And I think @David Bokman 's point is also on point that you shouldn't expect a lot of appreciation in this area.Like with any rental, tenant screening is crucial in this area because opioids and other drugs have hit the area hard.

Off the top of my head: a drug overdose, a death, walking in on an intruder (2x), catching an intruder on a surveillance camera, pipes freezing and then bursting in cold weather, local prostitutes frequenting my tenants, water line leak to fridge icemaker that destroys a kitchen floor, the list goes on.

She is likely on illegal drugs or is doing something obviously shady.
