On the flip side, if you've got a bunch of Section 8 tenants living in a building that's in a neighborhood where a lot of the tenant base has good jobs, high credit scores, and are generally reliable people, you've got the most risky tenants in that tenant base and that ain't what ya want.

Many people in consideration of #2, take steps to protect the assets so that Medicaid cannot take those assets like a home.

Most mentors are more oriented toward the positive mental attitude of slugging through finding a property, which can be trying to a lot of people.

I placed them within dated folders so people don't have to search for what date the appraisals where done.

All of these people that responded with "why would you pay?"

Everyone I have ever talked to (and I know a lot of people in the industry) has only said bad things about those guys.  

Nor does it pay well for an agent to spend a lot of time with a buyer that has an agency agreement but chooses to sit on their laurels instead of actively pursuing a purchase.Most agents who are serious about helping people do not have time to spend with lackadaisical clients or people who refuse to sign a buyer's agreement.
