Transfer of Deed from Conservator to person

Hello- I have a. situation that I need some clarification and understanding.

Situation: My wife is the Conservator and legal guardian of her mother who is in memory care. In order to help finance the care, we are currently renting house and foresee needing to draw equity from it in the future. 

Would it be possible for my wife to transfer the house/deed into her name (or buy the house, etc.) so we can take a loan against it to help pay for the memory care? The house is in the will and will go to my wife.
