If the appraisal came back good for the accepted offer amount but the bank is the reason for the pause, I would suggest exploring other lenders/banks if possible to get a second opinion.

The proposal I received has the following facts:Total fee is between 2.1% and 2.5% depending on how much time the mortgage broker has to spend getting the deal done.Fee is due in phases before closing (1st at proposal acceptance, 2nd at issuance of lender commitment, 3rd schedule loan closing).These fees are in addition to any fees charge by the lender, which will be provided after I accept this proposal.In reviewing this proposal, the variability in the rate charged and the fact that the fee is due before loan is closed gave me some paused.

(1) Convert its crawlspace -- which is half filled with dirt -- to bring the square footage up to 2000 square feet(2) Build a garage with an upper-level ADU on an existing padAlthough (1) would be the obvious choice in the abstract, the latter option would allow me to continue renting the main unit without disturbing guests, considering that the pad is located a comfortable 75 yards away from the main unit.The crawlspace conversion would put all rent on pause, which I would really like to avoid.
