My understanding is that the buyer assuming the loan has to meet the same credit/underwriting criteria as the original borrower, but this is not my area of expertise - lenders are typically not involved in assumptions.

It has to be worthwhile for both parties. for example 10% share of profits on a $100k deal basically will yiled us nothing. we typically take 50% upside at a min.

This Spring the inspection scheduler "Beverly" retired and the whole program moved to a 3rd party contractor out of California who now handles scheduling (with the expected miscommunication and inability to make quick decisions resulting).I have been a supporter of LMHA and the Section 8 housing choice voucher program here in Toledo, Lucas County, Maumee, Perrysburg, and surrounding areas but the program really is now costing far more than we get out of it.

After multiple calls and emails about the matter (even involving the local HUD office), I finally get a response that says "Unfortunately, HACW is experiencing a temporary shortfall of funding and will be unable to pay the HAP amount for this month..."
