These warranty companies are worthless as they advised that my Standard package (paid for by the seller) doesn't include replacement. 

If the existing lease does this, then take the time you need to get your own lease docs prepared, then if you like this tenant and the terms, sign a new lease under you or your company.BP has form lease packages for free if you are or become a Pro member, or you can search for a standard lease, lease addendum, pet agreement, etc., on the Internet. 

I was thinking of just telling her to leave the keys, garage door openers and remote controls for fans on the kitchen counter along with the move-out package of information and to contact me as soon as she has vacated and locked the keys inside.

If some of the ammo is old - some of it (mainly the boxes/packaging they came in) can be very collectible to folks and they'll pay good money for it.I just glanced at a summary of the regs for CT - basically the same as KS with a few more restrictions but not much different.

I would try to package it as a little more turn key the area at a quick glance sounds like it has potential as a rental market more that fix and flip.
