My AC evaporator luckily has an access panel that is easily removed and then a service plug in the side panel of the coil (plastic disc wedged into sheet metal) that I was able to remove, liberally spray down the coil on the 'incoming air side' with cleaner bought from lowes, and carefully spray some water onto the coils from the easily accessible 'outgoing air' side to back rinse after waiting the recommended time.

If you are motivated, it can be pretty tough to make up for 4 lost years on income with the added bonus of outgoing tuition,  compounded by financing.

If your lease doesn't spell out that the tenant must get written permission to change colors I'd make the change, but I'd still charge the outgoing tenant.

We were just thrilled to get them out without major issues.So, I'm thinking that you ask them if you can get together to discuss giving them their deposit in cash to make moving out go easier.

We're not sure if they were brought in from the outgoing tenant or our new tenant, who had been doing some traveling and staying in hotels in other countries, etc.I don't see any way to prove any particular tenant caused the problem, in order to charge them for the extermination.
