I want to add a few additional clarifications after reviewing some of the posts, particularly those by by @John Morgan & @V.G.

The younger generation now sees that money can be made remote and by influencing or other things online, but it doesn't make you lendable (and most quit each thing every four months so never get the two years they need as 1099).

The successful wholesalers I know spend $8,000 + per month on online marketing, SEO, SEM, landing pages, lead conversion, etc.  

They should get their attorney to draft documents for you to review such as a loan agreement.

For building a buyers list, I’d recommend joining local real estate investment groups, both in person and online.

So, we obtain a full credit report and review collections, chargeoffs, age of credit accounts, active accounts, etc. to build an overall credit evaluation.Public RecordsWe also obtain data from national databases about evictions, convictions and sex-offender histories.

Also, access to online HMLs is compressing the total returns as the market gets more efficient.
