So naturally I feel inclined to pull the trigger since I've already invested all of that time. 

@Britt Angel This is the Whole purpose of a “walls in” policy....to cover damage from a natural event or by Someone else (ie. your upstairs neighbor let’s their tub overflow).

For instance, by nature, most (though certainly not all) QOZ funds will be investing in "up and coming" areas, wheres there are no geographical constraints to a traditional 1031 investments. 

In many markets you have to add value since natural market appreciation value is low.

You don't have the natural habitat views here like the oceans, mountains, etc. that you would have in California or Colorado.

Most likely the state where the property is located is where lawsuits would be brought if they are something for personal injury like a trip and fall or something of that nature because the “cause of action” arose in that state.

Naturally it will always be a fixer-upper, REO, or Short Sale.

This doesn't help with no natural light coming in, but we are in Maine and it's sunset about 4:13 right now.
