If the ACH bounces they have to find me.

I charge an additional $5 fee per payment each time someone uses this method, as it is less convenient for me, thus requiring manual entry into Cozy.co and having to determine who made the payment if they neglected to write their name or address on the deposit slip.Cozy is free for the tenant if using ACH from a connected checking or savings account or something like 3.5% if using a debit or credit card.

The thing I love about it most is that they have a client facing web portal where tenants pay their rent, and Rentec Direct charges NOTHING (ie no fee) for ACH transactions that they direct deposit into your bank account for you... just a straight up $4ish dollars per month per unit base fee.

If I can convince myself that it is temporary I could pin my ears back and muscle through for a year for an FHA loan and then (hopefully) move in closer. 

Offer online payment options, or, better yet, automatic ACH debits from a bank account each month.

I talked to an attorney and what they usually do is write up a letter and send it to the seller essentially to flex their muscles.

If any relationship soured and a tenant pulled back an ACH payment they made through Cozy within 60 days, I'm not sure what my rights would be.
