This would be a significant modification to the underlying collateral and I’m sure it would be prohibited in your loan docs.Thank you that makes a lot of sense.  

Go for what you need to make it work for you.Go get um.You never know what commission the seller's agent will get. 

We run into this especially at out parcels in grocery anchored centers, and our users generally can't make a ground lease work for the business case so the next best thing does tend to be the BTS or we often do Reverse BTS deals where the majority of the building design and management etc is done by the tenant.

Hopefully you never actually have to make a claim. 

We all assume this isn’t a house you’d buy with your own money.

Find a good lender, get pre approved, make sure you practice running the #'s using the 100's of videos and guides from BP, find an investor friendly Realtor, and then start making offers on any property that meets your goal.

I won't make it this weekend but will most likely come May 2nd.

I respect your decision-making and the fact that you have your process.  

There's nothing wrong with considering them along with other options, but I would be careful thinking they will get you more bang for your buck or a more honest operator.Remember: cheaper doesn't mean you'll make more money.Start by going to www.narpm.org to search their directory of managers.
