In one of my markets I invest in I could buy a house cash for $200,000.

It has taken some fine-tuning of my profile but for me and my market, the leads have been an incredible source of revenue, especially since 2020.

Wichita is a good market.

Hey Jacob, congrats on the house hack that's an awesome strategy in any market but specifically in Peoria and Maricopa County right now it's a great option. 

The impact of job growth in the market is something I always look at because of this 1 job is not just one job.

Tenants in many markets already believe they pay too much (contrary to recent studies that show rent to property values have never been lower for the large US cities).If my insurance costs are not double my current rates over the next couple years, I will be pleasantly surprised.  

From my experience, this is a very seasonal market.

If they change their mind, I put the property back on the market and look for a new tenant.
