Usually an issue if older door is salvaged and new locks are installed that don't quite match up with the old door strike plate location.

Applicants have a prior eviction years due to unfortunate circumstance but good household income and noted they are in a better place financially.

I have never done an application for a rental because they are so happy to find someone who is going to help them with their good location, but needs just a little work, property.

I own five (5) service franchise locations with 53 employees. 

Because this property is located in midtown historic district of Sacramento, we feel there may be market for both MTR and STR, but first thing is we will target LTR and let 3 or 4 units filled in.When we first start developing this apartment from ground up, it was intended to flip and move on to the next project, with timing and interest rate etc.. we deiced to keep it as a cash cow for a while and see how things go.  

So if I am looking at an asset as a 10 year play - I look more at the location, schools and how has this market performed in the past excluding covid and 2008 which were extenuating circumstances.Reality is right now shorter term plays do not work based on numbers and cost of financing - we went through this same thing in 2001-2004ish timeframe where properties would appreciate 2-3% per year and after buying costs and closing costs - you were not making money on assets unless you performed the labor or found a really good deal.this is how real estate "typically" is - which is why everyone always says location location location - because after a decent holding period, you will win.

1-2 months in my marketb (Worcester MA) assuming they pass rental criteria, e.g. no evictions, makes 3x rental income, 650+ credit, good prior landlord references etc.
