Is there a potential issue if the original tenant decides to move out and leave the other adult behind?

The current tenant is about to leave at the end of the month.

A duplex or 4plex , I’m going to be leaving soon for the oilfields.

When I was wholesaling, the hardest thing to do was to find reliable contractors who could get the job done and not leave the house a total mess. 

So I told him lets let them mine the clay but leave us level ground and at the least we can gravel it and do out door storage :)  

If the renter leaves, do I have any way of recouping the lost rent due to this issue since it's a month to month setup?

My new business is still cash starved but I’m making it fine so might be safer leaving the funds there  - I don’t know where trailers tap out.

I know I likely leave something on the table doing this but I’ve had people not move out on the expected date and then been in a pickle for what to do about the new occupants who have made their arrangements to be in a certain date.

This is very important as we have seen at least 5 BTR builders go sideways and leave hundreds of investors in trouble.

Its amazing how she thought she is "offering" me a deal, take it or leave it.
