People with law degrees who worked as property managers, sports medicine degrees who were salespeople, finance degrees who cleaned houses for me, etc. 

Since you are a new investor, I'd recommend working with an agent that has some experience and integrity to tell you if its a good or bad investment.I currently have a small portion of the portfolio with a Property Manager, we are not happy nor upset with them. 

I had a similar situation with property damage, one of my tenants flushed a medicine bottle down one of their toilets and backed up the whole plumbing system. 

That's the elusive purple leopard of the day . . . and without skilled execution even the best deal and the greatest money will have zilch to show for it.So, what you can do to justify a 50/50 split is . . . bring the deal and execute it with the utmost integrity and excellence. 

When I look to buy, I look at the structural integrity of the property (repair concern); I am interested in three things:  Age and condition of roof, AC units and the condition of Slab/floors.  

It was this 5th hospital, or 9th attempt to get pain medicine and the doctor prescribed thee medications that seriously made life bearable.Back to real estate.

Keeping in mind, they are the ones doing me a favor by even calling me in the first place.I have a couple other features I would like to add to this intake, such as integrating with the API of an MLS or service like Propstream to pull some of that initial research information about the property (ex: comps) and place it in that initial message which would continue to make me more efficient.

This should still be a good deal for the buyer, since housing prices likely went up more than $30K since they signed the contract.I just think as a matter of integrity, trying to honor your contract and not leaving the buyer high and dry is the best choice for your business.
