I have been pre-approved for an FHA loan of 3.5% up to $515,250 for a duplex (looking for at least a 4bd/2ba), and based on HOA fees, I've been approved for about $450,000 for a condo (looking for at least a 1bd/1ba).My plan for the long-term is to own the property for at least 15-20 years.

Once the borrower is tied into these they are quite cumbersome to manage for the borrower and god forbid there is a default of any kind :) or with the pre pay penalties and the reporting and the covenants to keep a certain DSR etc etc I mean look at all the syndicators who are leaking oil because they cant meet loan covenants..

I also suspect home prices would initially rise on the first 1-1.5% of cuts, but ultimately fall once we get to the 3-4% range as large pre-pandemic supply comes back online, compounded by boomer land lords selling realizing the top of the market is in the rear view mirror (at least for them).If you eventually get squeezed on lower rents and valuations as the market normalizes, the ability to BRRR your pandemic era deals will be limited, so how do avoid trapping capital in the deals you already own from this environment?
