Dane, I do not have a specific lender that I personally know in Orlando, Florida, that I can recommend to you however, the advise I would humbly give you is not to limit yourself to just lenders that are physically located in your area and definitely do not limit yourself to working only with banks and credit unions.Banks and credit unions offer real estate investors some major benefits (lowest rates and very good terms)  but their are a few major draw backs (limit on how many properties they will allow you to finance, lengthy times to close, a lot of documentation). 

Hopefully they do not rep both,  it is or at least can be a conflict of interest.Building inspector looks at the physical structure.

Physical or etf?

But there were times I was so tired physically and mentally I HAD to have my friends in certain trades do some work, and they gave me huge breaks on prices.

I would like to hire a note buyer who knows the necessary documents and terms needed incorporated into the document for smooth resell of the note. 

The plan was to get the property under contract then going in with the contractor physically to get a better estimate.

I’ve also been driving around physically looking and found a few but just want to see what you guys have to say about it

As far as BRRRR strategy, my strengths would be in the areas besides rehab - I would not be physically doing rehab, apart from some minor things.

If you are buying this in an LLC we will need your Articles of Incorporation and Operating Agreement.

Obviously I don't need the keys because I'm not living there, but paying rent on a property that I'm physically unable to enter just seemed strange to me.
