Admittedly, I was only able to nose around for a few days, but it looks like the economic engine may be slowing a little and supply has started to exceed demand. 

Based on the Forbes article I linked above that discusses IRS CCA 201436049 it sounds like in certain cases LLC members will be treated as general partners under the tax code (thereby owing SE tax) and in other cases LLC members will be treated as limited partners under the tax code (no SE tax).

One of the things that will keep me hard nosed about running our business like a business is the reality that my time is not mine right now, it is traded away for W2 income.  

If you can flip the land to somebody like my dentist (who owns vacant land that he happily drives his tractor on to cut the grass, hoping that some day somebody from NY will want to pay through the nose), you can get a quick profit.

Under my nose, and I admit I wasn't paying enough attention, a 15+ year trend quickly reversed: from buying a nice rowhouse after getting your first decent government job, which ostensively never relocates and always requires you to be in the office, to, screw that lets move a few minutes out of the city, get a much larger home with some land because I’ll just commute, and likely only have to do that 3 days a week.

No SE on rentals. 

So if you aren't using your own cash, you are going to pay....out of your nose!

Put the numbers in a mortgage calculator and you'll find out that you'll end up paying through the nose for the property.

You cut the hand off a Realtor the word will be out and you may not get any of them to deal with you, you'll cut your nose off to spite your face.
