IMO, if they are good folks, pay on time, take care of the place - FANTASTIC!

It's fantastic that you're working hard on the side, and two months working after hours isn't bad at all!

I think a lot of people miss the boat and are passing up on fantastic opportunities.More for us I guess ;)

The property itself is fantastic... inherited tenant not so much, BUT, there was a vacancy & it was in the contract to let us market it while under agreement.

I  had no idea I could set up key word indicators on my profile, and that sounds like a fantastic way to keep me active on the forums instead of trying to sort through the thousands of threads. 

I looked into some turnkey properties as I’m investing out of state (the Boston market is a tough one) and some of the tk providers gave me numbers that looked fantastic and were similar to the ones your showed...but as soon as I plugged in the other expenses, I was looking at a cash return of 3%!

And we know the owner, so he gave us a fantastic deal and didn't even ask for applications or proof of income from us.

Also, there are fantastic sources for get MF rates if you find the right lenders.

And me and my wife have started reading the book and are pretty close to being done with it(fantastic book by the way).
