Does water pipes , Water heater or water tank etc gets covered by them normally?

@Yuvaraj Vimawala I can get a new AC system with new duct work installed here from one of my guys for under $4,500.I have a great handyman that would install the window unit quickly.They make portable units that the tenant could plug in and stick the exhaust hose out the window easily.

Once damages are calculated, that ultimately becomes a number that's negotiated down.I've had contractors fired due to drug abuse (meth), contractors that ghosted after getting paid, contractors triple moonlighting and working themselves into hospitalized exhaustion, and more.Lawsuits have negative ROI, no matter how wronged you are.

However in January the condo on the third floor had pipes bust and flooded my property.

One of the podcasts had a guy speak about a place where the tenants had removed the pipes and electrical but left everything looking good on its face lol.  

I feel the same way sometimes, but in fairness, I’ve not even begun to exhaust my resources locally yet.

Asbestos Shingles, Asbestos pipe insulation in the basement, Extremely steep staircases, etc.

Totally shooting from the hip here, but I don't think they can come after you unless there was some way you were negligent in causing the damage (e.g. you personally installed a tub without connecting any of the drain pipes, so the water from the bathtub flooded the unit downstairs).In this case, I believe your tenants were negligent and therefore should be held liable.
