Whereas BL has multiple ways to track and engage with potential leads, in my opinion, it is not for the novice, whether in using tools or in real estate in general.   

It sounds like you are looking for a "mentor", we would recommend turning to videos/podcasts to learn first before you start paying for those services. 

You can learn to do a lot with YouTube videos.

I've watched a ton of BP podcasts and videos but I'm brand new to the forum.My long story short is that my wife and I had our second baby on the way and although our rent arrangement is very favorable, we needed to upgrade for more space.

I have photo documentation and videos of all of this.At the end of the day insurance would not cover this and we had to pull the claim.They are charging us for the full amount and I’ve been able to reduce it by about a 1/3 from $3000 to $1900.
