I am new to real estate investment and planning to start ramping up long term rental properties in 2025, however my first two primary residences were both converted into MIL's and rented within months after closing which effectively followed the House-Hack tactic (we currently rent our furnished basement to primarily traveling nurses for 3-6 months at a time which covers 70% of our mortgage).

It's also worth mentioning that I already have a good relationship with a wholesaler in town who knows other good contacts, and I am able to use some of these contacts as good resources for general knowledge and learning how it all works.I recently had to close my business of 9 years, and so instead of getting a W2 job or start some other "normal" business, I'd much rather prefer to have house flipping be my primary source of income.

Just doing work together and building a relationship allowed me to ask other agents for deals that their sellers want to off-load.

A lot of people come on the forums and ask "Should I become an agent so I can more effectively invest?" 

That way they're not soliciting you w/o a pre-existing relationship, and you still get to look at their work. 

To do with other ppls money, you need that personal relationship with the money source and then they have to trust you in terms of market research, boots on ground, analyzation, contracting, and exit sale. 

It sounds to me like you've found value in the relationship enough to workout an offer that compensates everyone and doesn't leave you feeling in a weird spot.
