I recommend coin/credit card operated machines.

We closed ours in and put a split HVAC in there with LED lights and full blown commercial machines, like many in the area.

We bought two value- add apartment projects in Ogden earlier this year (10 units and 8 units) and have already added a lot of value (and cash flow) by doing relatively easy things (replacing laundry machines, better management, charging back utilities, etc.)I'd generally stay away from areas that are heavily dependent on one industry (Vernal, Price, etc) as rents and occupancy are more volatile.With $275,000, you could probably find a good 4-plex.Other than multifamily, industrial is also something I'd look at. 

I'm surprised the owner's wife wanted to flip rather than own a money machine!

I was cold calling like a machine, I tried CRM but couldn't get it to work for my brute brain (Eventually I found close, and I could never operate again without it) so I used pen and paper. 

I'm looking back through my list from Deal Machine and mining for the primo properties I will run long follow ups on, usually multifamily and commercial properties.

Vending machines and dry cleaning are other thoughts that came to mind.Does anyone have recommendations?
