Quickbooks is pretty good and cheap (no monthly fee for the desktop version).  

For those that are asking for interior pictures, you should still be able to see finished photos on Zillow at this link: http://www.zillow.com/homedetails/509-Lakeside-Dr-...I will try to get in front of my desktop soon to provide before and afters. 

I'll bet most loan officers don't know how to work Fannie Mae Desktop Underwriter program or really qualify someone sitting across the desk from them these days.

Fannie desktop underwriting allows up to 75% ltv for a 3 unit so you will need 25% down to go that route.

I'd approach a Mortgage Broker to run your Credit, put you into DU (Fannie Mae's Desktop Underwriter) and see what you're qualified to borrow on conventionally.2.

Call any appraiser and ask if they will do a desktop appraisal. 

I believe they have both online (cost extra) and desktop version.

I do use desktop but not nearly as heavily although it is more convenient
