I often wonder why folks fall for the hey pay me 10k up front to join my club I will fund your deals when in fact they just refer to a HML to fund them and we will split profit 50 /50.. my profit splits are no where near that  80/20  70/30  bigger side going to the capital partner I want them to grow and continue I dont want them wishing they never should have spent 10k or more on some program..

It may lead people to wonder ‘if the seller left some of the old plumbing fixtures and towel bars, etc, where else were corners cut’.The kitchen appears rather small and even an island on wheels would add more counter space.As mentioned previously, curb appeal and staging would absolutely make a difference here.Good luck with your sale!

Sorry Katie, nothing personal, I'm sure you're a wonderful person in real life, but by tying up this sellers property for 90 days with no buyer and no plan to legally sell the property for them, you could end up putting the seller in a worse position than they'd be in without your involvement.

It's honestly better than paying hundreds of dollars a month to a bookkeeper and wondering if they are doing it right, since only a handful of my transactions are every in doubt.

Truly sorry to hear about your situation Robin.Not sure about this particular deal but it makes me wonder about deals where a (possibly unsophisticated) PML lends the majority of the purchase and rehab.

Then wonder why you have an insect problem ...ants, roaches, mice and other critters after you move in? 

The kind of deals that make other investors wonder how you’re always one step ahead.

Wondering how pros here would resolve this issue.
