@Timothy Church is right -- you could just replace the coils if you were going to go with a used unit. 

I have a demanding full-time job, a large family, and I'm very active in serving in my church.

Get him to a church, get him involved in a ministry where he is productively helping others, and his mood is all but guaranteed to change.I find nothing snaps me out of a funk faster than time with people looking beyond today and helping others.

When a buyer makes an offer they can put whatever they want (Sign this form stating that I showed ti to you give me your first born child, join a new church) but the seller is not held to anything a buyer gives them.

@Giovanni LunaAlso, talk to Dept of Social Services, Neighborhood housing associations, churches, addiction organizations, or any organization that helps poor or moderately poor citizens.

Partial conversions as the year and income dictate and whatever I planned on giving to my Church and other charities can stay in the IRA until the RMD's kick in and then that money goes there. 

A friend of mine works in IT inherited a 2 BR 2 Bath condo in the Falls Church area from his parents when they decided to move out of the country.

Lots of families, churches, parks, etc. 

This year I purchased an abandoned church and I am renovating it into 4 apartments.
